I noticed that a funding deal has been signed which will enable almost a further 450,000 sq ft of new industrial space to be built on Redditch Gateway in Worcestershire. We have all seen the large units along the M5 at Worcester Six, again great news for the County. Over in Herefordshire, Skylon Park is continuing to grow with the Timber Technology Centre and the Midland Cyber Centre moving in recently.
What’s missing from the two counties is the supply of commercial smaller units, particularly around the market towns. As small or start-up businesses grow, there is a need for a supply of readily accessible units from 1,000 square feet, or smaller, up to 20,000 square feet. I’m personally invested in such a business and the lack of space is stifling growth.
Signing a deal long-term lease agreement with a major national or international business, for example Amazon, allows a very low risk investment for those large units. Often in excess of 100,000 square feet. Being a landlord of smaller, less well-established companies, can be much higher risk and can potentially deter speculative build. This may have been a contributor in less well-connected areas. I believe it’s something we, as the Chamber, should build into our policy. Encouraging landlords, with financial support of local government, to invest in smaller units in the market towns would be well-received by the small business community.
Part of the Chamber’s Member support is to provide a regular selection of networking events. I was reviewing the numbers for January, where all the events attracted very high take up and February is looking pretty much the same already (at February 1st). The same can be said for the February training calendar with 5 of the 10 courses on target or sold out – and 6 of 16 in March already on target or sold out. Well done to the Events and Training Teams for delivering consistent and high-quality Member support.
