OAKLEAF COMMERCIAL SERVICES PROVES THAT SMALL BUILDING PLOTS ARE WORTH SERIOUS CONSIDERATION

With their experience and knowledge of the social housing industry, Oakleaf has identified a gap in the market by developing small unused plots of land, such as former garage sites like Keats Place, and building value for money housing for local people that are available for rent or as shared ownership. These are generally smaller schemes of 2 to 6 houses which are not so appealing to main contractors.

This cost-efficient method utilises the company’s own direct labour force that undertake a broad range of skills. Partnerships have been built with local specialised contractors allowing the team to keep costs, quality and availability of labour within their control, and it also enables the company to employ local apprentices which provides excellent on-the-job training.
 
The success of these sites has been proven after being awarded two Considerate Constructors Scheme bronze awards last year for their Amblecote Road and Broadwaters sites, also in Kidderminster, and now scooping a Silver award this year for Keats Place. 
 
Jon Perrett, Operations Manager (Development) for Oakleaf Commercial Services commented: “We’re delighted to have achieved a silver award this year.  We started these schemes a few years ago and have been focusing on continuous improvement.  We are using new technologies and are building our first houses using the timber frame system.
 
“After winning bronze awards last year, we have now attained a silver.  Site Managers, Derek Colley and Ian Tonkinson together with their teams have put a lot of hard work towards helping us achieve this award.  Maybe next time we can achieve a gold!”
 
The company has also recently joined a new four year programme created by the housing arm of Birmingham City Council - Birmingham Municipal Housing Trust (BMHT).  Launched on 22 March 2017, the development of new affordable social housing is one of the council’s key priorities and this will enable them to make the most of the smaller land sites.
 
This award winning site consists of new two and three bed houses and apartments which were all developed as shared ownership properties which provide people with a chance to get their first foot on the property ladder.
